Cheshire East Council has been recommended to approve a development of over 200 new homes off Chelford Road on the outskirts of Macclesfield. Plans have been brought forward by Wilmslow-based Jones Homes and national housebuilder, Redrow.
Plans for the development of 216 new homes were first lodged in January 2020, with outline consent first granted for housing on the site in 2019. The 56-acre site was also earmarked for housing development in Cheshire East Council’s Local Plan and removed from the Green Belt.
Despite this, the development has faced numerous revisions in response to criticism from local residents, environmental groups, Henbury Parish Council, Macclesfield Town Council and local MP, David Rutley, given the number of new homes to be built and their location on a previously undeveloped site.
Jones Homes and Redrow will build 216 homes, of which 65 will be designated as affordable housing in line with Cheshire East Council’s 30% target for such schemes. Plans also include a new roundabout to be constructed on Chelford Road that formed part of the 2019 outline consent.
Cheshire East Council’s Strategic Planning Board will meet on Wednesday 12th October to discuss the scheme; however, the council’s planning officers have recommended the plans for approval, stating in their report:
“[T]he proposal is for sustainable development which would bring environmental, economic, and social benefits and is therefore considered to be acceptable in the context of the relevant policies of the adopted Cheshire East Local Plan Strategy, the saved policies of the Macclesfield Borough Local Plan and advice contained within the NPPF.”
