Plans for a 107-home care and housing facility for older people have been granted planning approval as part of the Woodford Garden Village development on the Stockport-Cheshire border.
Anchor, a not-for-profit provider of housing and care for people in later life, will develop 87 one- and two- bedroom apartments for affordable rent and shared ownership, and 17 two-bedroom bungalows, available to purchase by shared ownership.
The development will add to the larger Woodford Garden Village scheme being brought forward by Redrow. Once complete, the former BAE aerodrome near Poynton will deliver 920 new homes, alongside green spaces, commercial space, and a pub and primary school.
Charles Taylor, director of new business at Anchor, said:
“We’re delighted to have secured planning permission for the Woodford Garden Village development proposals, where every resident will be able to enjoy well-designed, affordable energy efficient homes, as well as a host of onsite communal facilities that will enable them to live independently, yet have support and security should their needs and lifestyle change.
“Anchor’s scheme offers easy access to local amenities and good bus connections along Chester Road, as well as new footpaths that will connect to existing footpaths on Derry Lane. Work will start in later in 2022, and we expect to welcome our first residents in 2024.”
Brewster Bye are architects on the scheme, which has been designed with HAPPI principles in mind, which include maximizing seating areas, and creating ample communal and shared facilities, as well as a strong connection with the outdoors. Residents will also benefit from disabled parking, scooter storage and level access for all, as well as a lift access to all upper floors of the apartment building. Nathan Wilkinson, from Brewster Bye Architects, explained:
“We made sure that our design would be fully inclusive, and that all residents would all be able to easily access the fabulous communal facilities and wider Garden Village safely, all whilst enjoying privacy and independence in their own homes.
“The building is designed to respond to the ‘arts and craft’ style of the adjacent homes through contemporary architecture that utilises contrasting brick detailing, feature gables and projecting balconies with an elegant, chamfered roof. Generous glazing will create modern and light apartments that maximise daylight and views. The scheme also makes use of photovoltaics, heat pumps and thermally efficient construction to deliver a sustainable solution that exceeds the requirements of building regulations.”
The Extra Care homes will be located in the western section of Woodford Garden Village, which is being built by Redrow Homes, following the demolition of the 1930’s assembly factory, offices and ancillary buildings of Woodford Aerodrome.
Lancaster Bombers, Vulcan Bombers and Nimrods were all built at former Woodford Aerodrome site which became part of BAE Systems in 1999 before closing after almost 87 years in 2011.
Brewster Bye Architects worked with development consultancy, Pegasus Group, and civil and structural engineering consultancy, Perega, on the scheme.
