
Developers Russell LDP have submitted plans for over 400 new homes and 72-bed care facility in Woodford on the Stockport-Cheshire border, following public consultation earlier this year.
Developers are seeking outline planning permission for 395 new homes, and 15 self-build properties, as well as a 72-unit care home and 72 apartments for older people living independently.
A range of supporting facilities is also proposed, including retail and food and drink units totalling 150 sqm of floorspace; a medical or health facility; and a crèche, day nursery or day centre. Dubbed ‘Woodford Garden Neighbourhood’, the scheme also includes plans for nature park that will support meeting biodiversity net gain requirements for the development.
The scheme will occupy a previously undeveloped plot off Chester Road, which sits to the West of a planned 500-home expansion of Redrow’s Woodford Garden Village scheme, and a number of other housing developments in the village that could see around 2,000 new homes built in total if all are approved.
Ahead of the planning submission, an open public consultation was conducted to inform the final proposals. This included an online questionnaire for local residents to give feedback on the scheme, as well as two drop-in events in July 2025. Feedback on the scheme was mixed, with concerns largely focused on the added pressures new development in Woodford would add to highways, public transport and other infrastructure, as well as the impact on the local environment given the development’s location within Stockport’s Green Belt.
In response to public feedback, developers added a small amount of retail, medical and childcare provision to the plans. Russell Homes also confirmed discussions are ongoing with local transport bosses that would see bus connections enhanced in light of development in the village.
